The Lord Byron Inn will be getting a full refurbishment and expansion to provide guest accommodation following a successful planning outcome.

Planning Potential were instructed by Heartwood Inns to progress revised proposals for the Lord Byron Inn, following a previous application that had been refused on several grounds – setting a challenge for the re-submission.

The Lord Byron Inn's position within a Conservation Area and its close relationship to listed buildings meant the proposals needed to demonstrate a careful balance of heritage respect, and design quality.

We co-ordinated a multi-disciplinary team of specialists in drainage, arboriculture, ecology, noise and transport to support the revised application. Heritage Potential prepared a detailed heritage assessment, ensuring the design, scale and layout responded appropriately to the Conservation Area and nearby listed buildings. We led proactive engagement with officers, amending the design to demonstrate clear improvements over the previously refused scheme.

The resulting application achieved delegated planning permission for the new accommodation block and pub extension, unlocking enhancements that will support the long-term resilience of the Lord Byron Inn. The approval reflects the strength of a coordinated planning strategy, the value of detailed heritage input from Heritage Potential, and the effectiveness of an evidence-led approach in securing a positive outcome for a sensitive site.
