Heritage and Planning Potential are delighted to have secured Full Planning Permission and Listed Building Consent for the renovation of the Grade II* listed Luzborough House Public House.

Originally a 16th-century timber-framed farmhouse, Luzborough House has evolved across centuries before becoming a popular pub in the late 20th century. Our team helped unlock its next stage of life.

Heritage Potential led a detailed heritage assessment - including site investigations and archival research - to understand the building’s complex phasing and significance. Planning Potential then led proactive and discussions with planning officers and coordinated the consultant team to address all statutory feedback, ensuring a genuinely cohesive, heritage-led approach throughout.

Working closely with the Council through pre-application discussions, we developed a strategy that protects highly significant medieval, Georgian, and Victorian fabric while enabling sensitive upgrades to support the pub’s long-term success.

Key improvements include:

  • replacing a rear extension with new storage, WCs, and kitchen facilities;
  • relocating the commercial kitchen out of the historic core;
  • adding a new garden room to replace the conservatory;
  • and enhancing garden access and landscaping.

The project delivers clear public benefits - supporting around 50 jobs, revitalising a valued local pub, and creating flexible spaces for community and charitable use. Most importantly the scheme ensures a sustainable, viable long-term future for a building of exceptional historical significance through active ongoing investment.
