Planning Potential submitted an appeal within 2 weeks and the appeal was allowed, following the site visit, on the 22nd July 2015. The Inspector agreed that whilst the proposal would result in a building that was wider and taller than the current situation it would not have an unduly overbearing effect or harm outlook.

When a previous proposal to redevelop the public house was refused by the Council and subsequently refused on appeal, Planning Potential were appointed to resolve the situation and were able to secure consent for a revised development of offices with 9 flats above.

Redevelopment proposals at the former Castle Public House at 147 Kentish Town Road were refused at appeal on the 8 May 2014. Planning Potential were subsequently instructed to bring forward a new and positive proposal for this site to secure consent. The property was not listed, nor was it within a Conservation Area, but an Article 4 Direction was served on the property preventing its demolition.

It was agreed as part of the pre-application discussions that the historic facade would be retained, with the remainder of the site redeveloped. The revised proposals were for office use at basement and ground and 9 self-contained dwellings over three floors.

Following detailed discussions and negotiations with the Council, the planning application was recommended for approval by the case officer.  Unfortunately, however, owing to the previous history of the appeal and the state of the site, Councillors overturned the recommendation and the application was refused at Committee on 22nd January 2015.

The Inspector agreed that whilst the proposal would result in a building that was wider and taller than the current situation it would not have an unduly overbearing effect or harm outlook, and would bring a disused site and heritage asset back into a viable use and help preserve and enhance local character and distinctiveness.
