Care home, Basildon

Using our extensive knowledge of the care sector, we successfully demonstrated that Caretech’s proposed operation of a care home as supported living units would continue to fall within the C2 use class, negating the need for planning permission, through securing a Lawful Development Certificate.

There is a pressing need for more independent living formats for adults with learning disabilities. Caretech’s proposals involved the conversion of the property from a traditional C2 care home into a more modern and informal care home setting comprising 6 supported living units to allow the adults to live as independently as they possibly can.

Planning Potential prepared a lawful development certificate (LDC) for proposed use, explaining why the units would remain in the C2 use class, as there is a tendency for councils to treat such living formats as C3 dwellinghouses. Information on the type and level of care, the continued shared nature of the garden areas and layout plans were provided to support the application.

The Council agreed with the evidence and an LDC was granted allowing Caretech to secure registration from the Care Quality Commission.
