Sympathetic alterations & extension to rural dwelling in North Yorkshire countryside

In July 2018, Planning Potential secured delegated approval for alterations and an extension to a dilapidated rural dwelling within the curtilage of a Listed Building, creating a more desirable, fit for purpose dwelling, whilst preserving the building and setting of the architectural and historic interest it possesses – in this case its historic use as an outbuilding in connection with the wider former farmstead.

Key to the proposals success was working up a scheme which was not only in-keeping with the surrounding traditional vernacular, but also one which had no impact on the character and setting of the neighbouring Grade II Listed building. By adopting a collaborative approach with architecture: ab, we were able to present to the local authority a scheme which not only brought the former dwelling into viable use, but which made a positive contribution to the maintenance & enhancement of the identified heritage asset and wider area which includes extensive attractive brick workout.

During the determination of the application, we developed and maintained a positive working relationship with the officer, and following discussions concerning the finish of the proposed works, Planning Potential secured permission for the proposed development without the need for any pre-commencement conditions, which all too often cause a headache for applicants and agents alike! In coming to their decision, officers concluded that that the proposals ‘do not compete with the existing fabric and are suitably sympathetic to its historic use’.

This is just one of a number of examples of where we have secured planning permission in rural areas, helping clients to optimise the potential of their land. Often this has involved overcoming significant obstacles and by leveraging our extensive knowledge of the constraints surrounding proposals in sensitive landscapes, we have successfully tipped the planning balance in our client’s favour.
