Planning Potential Secures Outline Consent on Greenfield Site Despite Council’s Healthy Five-year Housing Supply

We successfully secured resolution to grant outline permission for residential development for up to 110 units in South Northamptonshire.

Planning Potential were delighted to secure outline permission for Kier Ventures for residential development for up to 110 units at land at Wootton Fields, South Northamptonshire this week, following the signing of a S106 agreement. 

The site occupies land outside the settlement boundary on a vacant greenfield site, that was previously used as agricultural grazing land. South Northamptonshire Council also has an up to date Local Plan, with a healthy five-year housing land supply. Because of this, the development was always likely to be resisted by the Council.

However, as Planning Potential's Tom Davies points out: “Our success came from successfully arguing that there is an undersupply of housing within the strategic market area and the development of this site would help to contribute to meet Northampton Borough Council’s acute housing need and within the strategic market area”.
