We successfully secured resolution to grant outline permission for residential development for up to 110 units in South Northamptonshire.
Acting on behalf of Kier Ventures, we were instructed firstly to promote a vacant greenfield site outside the settlement boundary within an ‘Important Local Gap’ through the Local Plan process. Secondly, and concurrently, we were instructed to secure outline planning permission for up to 110 units. The site adjoined the southern boundary of a housing development currently being constructed (an allocation in the adopted Local Plan 1997).
South Northamptonshire Council have an up to date Local Plan, and a healthy five-year housing land supply and therefore the development was likely to be resisted by the Council. We were successfully able to argue that there was an undersupply within the strategic housing market area and that the development would help to contribute to neighbouring Northampton Borough Council’s acute housing need, and boost housing numbers within the strategic market area.
